Villa los Arcos – Terms & Conditions

These Terms & Conditions apply to all bookings made directly with Villa los Arcos. By confirming a booking, you agree to be bound by the terms set out below.

1. Prices & Rates

• All prices are quoted per week and in Euros (€) unless otherwise stated.
• Rates apply to standard holiday rentals only.
• Larger events (including but not limited to weddings, parties, or commercial events) are subject to separate pricing and approval.

2. Booking & Payment

• A booking is only confirmed once the required security deposit has been received.
• The full rental balance must be paid no later than 8 weeks prior to arrival.
• All payments are made via bank wire transfer to the account details provided at the time of booking.
• Failure to pay the balance by the due date may result in cancellation of the booking without refund.

3. Security / Damage Deposit

• A refundable damage deposit of €1,500 is required for all bookings.
• The deposit must be paid in order for the booking to be confirmed.
• The deposit will be returned within 14 days of departure, provided:
  • No damage has been caused to the property or its contents
  • All terms of stay have been complied with
  • Deductions may be made for services used
• The security deposit is non-refundable in the event of cancellation, regardless of reason.

4. Cancellations

• Cancellations must be made in writing.
• In the event of cancellation:
• Any amounts already paid, including the security deposit, are non-refundable.
• We strongly recommend that guests take out comprehensive holiday insurance to cover cancellation, travel disruption or unforeseen circumstances.

5. Changeover Days & Length of Stay

• Changeover days are flexible outside of peak season.
• During peak season, changeover day is Saturday.
• Shorter or alternative stays may be considered outside peak season, subject to availability.

6. Check-in & Check-out

• Check-in time: from 16:00
• Check-out time: by 10:00
• Early check-in or late check-out may be available at a cost of €68, subject to availability and only where no guests are arriving or departing on the same day.

7. Guest Registration & Rental Agreement

• All guests must be registered prior to arrival, in accordance with Spanish regulations.
• An electronic rental agreement must be completed and signed before arrival.
• Key codes and access details will only be released once all guest details and documentation have been completed.

8. Services & Extras

• Additional services such as a private chef, masseuse or other services are available at an extra cost.
• Full details and pricing can be found in the Services section of the website.

9. Included Amenities

• The following are provided complimentary during your stay:
  • Wi‑Fi
  • Bedding and towels
  • BBQ facilities and gas
  • Selected sports equipment

10. Bar & Consumables

• Wines, cans and spirits provided at the villa are chargeable.
• Any items opened or consumed will be deducted from the security deposit.
• Please refer to the Bar section for pricing.

11. Welcome Pack

• A welcome pack will be provided on arrival.
• Guests are expected to read this carefully, as it contains important information regarding the villa, safety, and local guidance.

12. Insurance & Liability

• Guests stay at Villa los Arcos at their own risk.
• Villa los Arcos does not accept liability for:
• Personal injury
  • Loss or damage to personal belongings
  • Guests are strongly advised to arrange adequate travel and holiday insurance.

13. House Rules

• No pets are permitted on the property.
• Guests must respect the property, neighbours, and local noise regulations at all times.

14. Privacy & Marketing

• By making a booking, you agree to our Privacy Policy.
• Guest contact details may be added to our marketing email list.
• You may unsubscribe from marketing communications at any time.

15. Governing Law

• These Terms & Conditions are governed by and construed in accordance with Spanish law.
